For more than 30 years, we have focused on creating unique, sustainable mixed used, master-planned communities. Our approach begins with careful, sustainable, and sensitive land-use planning and project entitlement. Our meticulously designed mixed use projects are designed to embrace the larger community and provide engagement opportunities for local residents and workers.

We work hard to establish a sense of place within our communities through land use planning and landscape architecture. Our public spaces are designed to provide a “third place” away from home and work where the local community can exchange ideas, have fun, and build relationships. Whether a group of joyful children learning from each other while frolicking in the Spectrum’s 32-jet splash pad, college students exploring ideas over brunch at Barking Mad, young couples discovering a local band at Performers Park, or Spectrum residents telling stories about their homeland or their work, we celebrate human connection.

Our multi-family amenity spaces are designed for large community gatherings and more intimate get-togethers, all of which enables our resident to feel connected to the place they call home.

Land Use Planning and Entitlement

HIP Projects, LLC is a strong proponent of creating stronger communities through the successful collaboration on important public and private goals. This often takes the form of integration of transit or transportation facilities, parks, open spaces and flexible streetscapes into the projects, to provide both a successful environment and stable new tax base. Many of the firm’s projects are less than a mile from an existing or planned transit facility, permitting the intelligent concentration of density and services where the automobile is no longer essential for many trips.

Architecture & Design

Successful land use planning seeks out opportunities to create unplanned, unanticipated interactions between people – on the street, at a restaurant, passing through a park, or on the way to work – as a means of building community. This approach – a focus on building community – is a hallmark of the firm’s design philosophy.
